According to the law, an indefinite dwelling rental agreement can be terminated in the following manner:
1. by regular notice of termination (at the request of either party) - by giving at least 3 months' notice in writing to the other party;
2. by mutual agreement between the parties. The parties have the right to terminate their contractual relationship at any time by agreement. Such an agreement must be in writing.
3. Extraordinary termination is admissible, in particular, in the circumstances referred to in §§ 314-319 of the Estonian Law of Obligations Act, if the party wishing to terminate the contract cannot be reasonably required to perform the contract until the agreed deadline or the expiry of the notice period, taking into account the interests of both parties.
