Ready to start using Rendin? Just follow our step-by-step guide to guide you through your very first agreement.
- Install the Rendin app and fill in your information
As a first step install the Rendin app in your smartphone. Once that’s done open the app and create an account for yourself using your e-mail address.
- Add an agreement and the information about your rental property
After creating the account you’ll reach the agreements view. In the future this is where you can see all your properties and their rental agreements. To create a new agreement press “Add an agreement” or the agreement adding icon in the bottom right corner of the screen.
In the next step fill in the preliminary information about your property: it’s location, size and any additional features. Once this information is provided you have created your first agreement base.
- Add a landlord to the agreement
After adding the main information you can add additional details about the agreement. The first step should be adding a landlord to the agreement. Ask them to also create a Rendin account in the app. After that you can add them to the contract using their e-mail, phone number or their ID code. Once added, they can also see the agreement and it’s information in the app.
- Once you’ve added the landlord, add a tenant as well. If you don’t have a suitable tenant yet, use Rendin’s invite link in your ad descriptions.
Do you already have a tenant for your property? If yes, you can use our app to check their background as well. To do that send them the invite link for your property. You can find it in the property view below the options to add parties to the agreement.
The tenant clicks on the link, puts in their information and goes through a background check in the process. A tenant who does not get a positive answer from this check can not sign an agreement on our platform.
If the tenant doesn’t get a positive response or you haven’t found a suitable tenant yet, you can also use the invite link to find new candidates. Just add the link into your ad description and ask everyone to apply by clicking on it. Once again - they fill out their information, we automatically check their background in the process.
In addition to that we collect all the applicants into a list that can be found in the app. Invite people from there who have gone through the check successfully to see your property and most likely you have found a great tenant. If not, just repeat the above mentioned process as many times as necessary.
- Once you’ve found a tenant, confirm them in the app
If you have found a suitable tenant, add them to agreement or confirm them from the candidate list. By picking a tenant you have finalized the parties of the agreement and can proceed.
- Fill out the missing information in the agreement
Now it is the time to fill the rest of the agreement. At this point it is also vital to communicate with the landlord and the tenant.
First set the starting date of the agreement and fill in the information about utilities and services. Additional services and utilities can be added on this screen and unnecessary ones should be removed. After that just set who pays for which services.
The next step is to complete the payment terms - bank account numbers, payment dates and the monthly Rendin fee. The latter is paid by the tenant and it’s 2.5% of the monthly rent payment.
- Agree on the agent’s fee, check the agent fee checkmark
Then add the information about the agent’s fee to the contract. By checking this option we’ll add this clause to the final rental agreement. The size of the fee should be agreed beforehand with the landlord or the tenant. In addition to that you should notify the payer how and when should it be paid.
- Finalize the agreement
An additional chance is to ask for the agent’s fee right before sending the agreement to the parties for signing. This way you don’t have to add the clause to the agreement itself. After receiving the fee, send the agreement to the parties for signing.
The agreement will be signed via the Dokobit service. In the container sent to them the parties will also find the insurance certificate for the signed contract.
- Set the handover date
Next up a handover date should be set in the app. On this date the previous agreement has to be concluded and the property has to be in a great condition so that the new tenant could move in. The property has to be clean and provided with all the furniture and other accessories available for the tenant throughout the renting period.
- Complete the handover
On the day of the handover visit the property and help the landlord and the tenant complete the handover in the app. If you checked the agent’s fee check mark you can also ask for your fee this day.
When filling out the act additional details should be given extra attention. Photos should be taken of all the meters, minor damages and wear and tear. This helps prevent possible issues and misunderstandings in the future.
